Pop-by tips that get referrals

Keep the gift small and the visit personal. A $3 gift you hand over at the door does more than a $25 gift left on the porch. If nobody's home, leave it with a tag that has your name and number.

Put your details on every tag. Your name, brokerage, phone and website turn a nice gesture into something people can act on months later.

Start with your top clients. If 40 visits is too many, pick the 10–15 people most likely to refer you and do those every quarter.

Plan the year in one sitting. Pick four or five months from the list above, set a budget per visit, and order supplies ahead of time. Halloween, Thanksgiving and the winter holidays are the easiest place to start.

Pop-by questions

What is a pop-by in real estate?

A pop-by is a small, inexpensive gift a real estate agent drops off to past clients and their sphere of influence, usually with a short tag or note. It keeps you top of mind for referrals without a sales pitch.

How much should I spend on a pop-by?

Most pop-bys cost $2–$10 per client. The tag and the visit matter more than the gift, so many agents keep it under $5 and visit more often.

How often should I do pop-bys?

A common rhythm is every quarter for top clients and once or twice a year for your wider sphere, often around Halloween, Thanksgiving, the winter holidays and spring.
